Atlanta Beltline, Inc. (ABI) is the official implementation agency for the Atlanta Beltline — a 22-mile rail-to-trail conversion that is one of the largest, most wide-ranging urban redevelopment programs in the United States. The Director of Real Estate, reporting to the Vice President of Real Estate and Asset Management, is responsible for acquiring land necessary to implement various elements of the Atlanta Beltline. The Director also provides strategic real estate analysis, negotiates easements and agreements with adjacent landowners, and collaborates with ABI’s legal team to resolve property disputes.

  • Serve as primary negotiator for most land acquisitions, as assigned by the Vice President.
  • Assist the Vice President of Real Estate on complex land acquisitions requiring additional expertise or resources.
  • Represent the Vice President in matters related to the Real Estate Department when the Vice President is unavailable.
  • Provide real estate expertise to ABI’s housing development team for redevelopment of ABI’s portfolio of development sites.
  • Oversee a pipeline of real estate acquisition opportunities and assist with acquisition prioritization.
  • Obtain and analyze due diligence reports and communicate areas of risk to the Vice President.
  • Negotiate agreements with adjacent landowners to enhance neighborhood connectivity.
  • Identify and resolve encroachment issues on ABI-controlled assets to protect ABI property rights.
  • Draft routine legal documents, including contracts, easements, and deeds, for review by legal counsel.

Qualifications

Education & Experience

  • Bachelor’s degree in Real Estate, Business, or a related field required; Master’s degree preferred.
  • Seven to ten years of experience in commercial land acquisition, development, or a related real estate field.

Skills & Competencies

  • Experience negotiating complex land acquisitions and construction easements; familiarity with the federal Uniform Act a plus.
  • Ability to manage due diligence contractors, interpret findings, and develop strategies to mitigate risk.
  • Ability to understand and suggest modifications to legal contracts based on business terms and context.
  • Demonstrated success in management and leadership.
  • Strong organizational skills and ability to prioritize multiple projects.
  • Excellent written, verbal, negotiation, and interpersonal communication skills, especially with diverse stakeholders including the public, contractors, and developers.
  • Ability to efficiently complete assigned tasks and projects within deadlines.
  • Understanding of the impacts of institutional and systemic barriers on marginalized communities, with a commitment to equity and inclusion across all aspects of work.
